Miami $10 Million Home Sales Hit a Record: What It Means for Your Listing
Miami-Dade closed 194 home sales of $10 million or more through August 2026, already 14.1% more than in all of 2025, and is on pace for about 291 — well above the 2021 record of 230. Most of those buyers pay cash, many come from abroad, and higher mortgage rates barely reach them.
Here is what the September figures from MIAMI REALTORS, NAR and the Federal Reserve say, and what we would change in how an ultra-luxury listing is marketed because of them.
How big is Miami’s $10 million year, really?
Bigger than any year on record, and there are still four months to go. MIAMI REALTORS reported on 16 September 2026 that Miami-Dade had closed 194 home sales of $10 million or more through August. That is already 14.1% above the 170 such sales in all of 2025. The association projects the year to finish at about 291, against the previous record of 230, set in 2021.
The rest of the market is steady rather than hot. In August, total Miami-Dade residential sales were 1,769, down 1.1% from a year earlier, and dollar volume was $1.6 billion, down 2.7%. The single-family median rose 3.82% to $680,000, while the condo median slipped 0.49% to $408,000. So the record is not a rising tide lifting every boat. It is concentrated at the very top.
That concentration matters for anyone marketing a listing. At $10 million the pool of buyers is small, international and mostly paying cash, and each one is worth finding individually. The marketing that works at $600,000 — portal exposure and volume — does less of the work here.
Who is buying at the top of the market?
Cash buyers, first. In its 23 September analysis, the association’s chief economist, Gay Cororaton, put the all-cash share of million-dollar sales in South Florida at 60%, against 42% for all sales. MIAMI REALTORS also reports that 82% of Miami condo sales above $1 million in 2025 were all-cash. Across all August closings in Miami-Dade, cash made up 37.8% of sales, compared with 27% nationally.
Many of them come from abroad or from out of state. The National Association of Realtors’ July 2026 report on international buyers, covering April 2025 to March 2026, found foreign buyers bought 67,100 U.S. homes worth $45.3 billion, down from $56 billion a year earlier. Florida remained the top destination with 20% of those purchases. Mexico was the second-largest source country, with 14% of buyers, about 9,400 homes and $5.0 billion, behind only Canada. Foreign buyers paid all cash 48% of the time.
NAR’s chief economist, Lawrence Yun, tied the national drop to travel: “The decline in foreign home buyer activity mirrors the decline in international visitors and tourists to the United States.” Miami’s top end has grown anyway. On the domestic side, the association points to out-of-state job movers arriving in the Miami metro with an average wage of $140,000, against $61,088 for people moving within Florida.
Why higher rates barely touch the top of the market
Borrowing got more expensive this month. The Federal Reserve raised the federal funds target range by a quarter point to 3.75%–4% on 16 September 2026, in a 12–0 vote. MIAMI REALTORS puts the 30-year fixed mortgage rate at 7.17% as of 15 September, up from 6.67% in August, and its economist expects about 7% at the end of 2026 and 6.5% at the end of 2027.
For a buyer paying cash, none of that changes the monthly cost of the home. It shows up elsewhere: in what the same money earns sitting in bonds, in how the buyer’s home currency moves against the dollar, and in how long a seller is willing to wait. The association still forecasts South Florida existing-home sales up 4.3% in 2026 and 4.8% in 2027, and it reports million-dollar single-family sales up 23.3% so far this year, against 7.5% for all single-family sales.
The practical point for a listing: rate headlines are not the reason a $10 million property sits. Reach, timing and how clearly the property is presented to the few people who can buy it are.
Condos sell into a year of supply, houses into five months
The two halves of the market are telling different stories. Miami-Dade had 11,495 condo listings in August, down 9.04% from a year earlier and the ninth monthly decline in a row, but that is still 12.1 months of supply — a buyer’s market by the association’s own measure. Single-family homes had 4,330 listings, down 19.23%, and 4.9 months of supply, which the association calls a seller’s market.
Sellers are giving a little on price in both. August single-family sales closed at 95% of the original list price and condos at 94%. At $10 million, a 5% gap from the original ask is $500,000, so the first weeks on the market — when the right presentation reaches the right buyer — carry real money.
The association named Coral Gables, Surfside and Palmetto Bay among the hottest million-dollar single-family markets in Miami-Dade, and Key Biscayne, Bal Harbour and Surfside among the hottest for condos and townhomes. A condo in a 12-month market has to be found and chosen over the unit two floors down; that is a marketing problem before it is a pricing one.

Where does a cash buyer start the search now?
More and more often, with a question. A buyer in Mexico City or New York asks an AI assistant or a search engine something specific — which Miami buildings have private elevators, what closing looks like for a foreign buyer, which agents know Key Biscayne — and the answer names a few sources. Google’s own guide to its AI features, last updated 10 July 2026, says the usual SEO practices still apply because those features rest on its core ranking systems: the page has to be crawlable and indexed, and the content helpful, people-first and organized so readers can follow it.
Most local agent sites are not built that way yet. In our own scan of 63 Miami agent and brokerage homepages on 25 September 2026, only 8 had two or more headings written as a question, and 24 had no structured data saying who the business is. For a $10 million listing, that means the listing page and the agent’s own site have to answer the buyer’s real questions in plain sentences, in English and Spanish, and say clearly who the agent is, where they work and how to reach them — including by WhatsApp.
A seven-step plan for a $10 million listing
- Write the listing page as answers. Headings a buyer would ask (“How many units are on the floor?”, “What are the association fees?”) with the answer directly underneath, facts only, from the building’s own documents.
- Publish a Spanish version, not a translation widget. A real page with its own address, written for buyers in Mexico and Latin America, linked both ways with the English page.
- Put WhatsApp and tap-to-call at the top. International cash buyers message first. Make the first contact one tap.
- State who you are once, in structured data. A single RealEstateAgent or Organization block from your SEO plugin: name, license, office, service areas, profile links.
- Lead with the building and the location. For condos in a 12-month market, the comparison against nearby units is the story: views, floor plan, services, the building’s record.
- Use real photography and verified numbers. Every price, fee and size dated and sourced. Buyers at this level check.
- Measure where enquiries come from. Tag every WhatsApp, form and call by source so you know whether search, AI answers, social or referrals brought the buyer.
