Most agencies that now call themselves an “AI marketing agency” mean a writer drafts faster and the proposal has a new slide. The billing model, the headcount and the deliverables underneath are the same as five years ago.

What we mean by it is structural. We rebuild the systems a Miami business runs on — the site, the enquiry path, the content, the reporting — so they capture, qualify, follow up, publish and report continuously, without a person holding each step together by hand. That frees the people on a team to spend their time on judgement: which market, which offer, which angle, whether the work is any good.

The system is horizontal — the same six pieces (AI marketing automation, web design, SEO and AI-search visibility, lead generation, content and paid media) apply whether the business sells condos or charters a boat. A few categories in this market get an outsized return, mostly because Miami itself creates the problem they need solved:

  • Yachts and charter — a high-consideration purchase where the enquiry path and follow-up speed matter more than traffic volume.

  • Professional services — firms where the site is the first credibility check a prospective client runs before ever calling.
  • Bilingual businesses selling into Latin America — a Miami-specific advantage almost nowhere else in the US has to build for.

What ties these together is not the industry, it is the shape of the problem: a site that is not structured to answer real questions, an enquiry path that loses leads to a slow reply, and reporting nobody trusts. Those are the same three problems in every category above.

What we found when we scanned 63 Miami real estate sites

On 25 September 2026 we ran the same 22 checks our free AI Visibility Checker uses against the homepages of 63 Miami-area agent and brokerage websites — a single vertical, used as a representative sample of how Miami small and mid-sized business sites are actually built today. All 63 sites let ChatGPT’s search crawler and Googlebot in — being blocked was not the problem. The problem was structure: only 8 of 63 (13%) had two or more question-shaped headings, and 24 of 63 (38%) had no business identity — no Organization, LocalBusiness or equivalent markup — in their structured data. Put plainly, most of these sites are technically reachable by an AI crawler and still leave it to guess who the business is and what question the page is answering.

We have no equivalent published number for hospitality, yacht or professional-services sites in Miami specifically, and we will not invent one. What we can say is that the underlying causes — pages not written to answer a real question, and markup that never states who the business is — are not specific to real estate. They are how most small business websites, in any category, were built for a search engine that worked differently a few years ago.

Why bilingual EN/ES matters in Miami

Miami is one of the few US markets where a meaningful share of buyer and client search happens in Spanish, not as a niche audience but as a large share of the market itself. A single translated page bolted onto an English-first site is usually too thin to rank or be cited in either language — it competes with nothing and answers nothing well.

The version that works gives the Spanish content the same depth as the English version, market by market, rather than a direct translation, and routes an enquiry that arrives in Spanish to someone who can reply in that language without delay. A lead pipeline that treats every enquiry identically regardless of language tends to lose exactly the clients a bilingual site was built to reach.

This is not theoretical for us. Vive Polanco, one of the companies we own and run this stack on, drew 60% of its sessions from organic search and 417 sessions directly from AI assistants between June and August 2026, per its own Google Analytics 4 data — a bilingual, Mexico City-based business built and measured the same way we build for Miami clients.
